In order to inspect your property I need access to the home. The seller and seller’s agent need to agree to the inspection. I need access to the attic and the sub-area[s] under the house. The electricity, gas and water [all the utilities] should be turned on and functional. Generally, inspections are performed during daylight hours.

As the buyer, you may accompany me as I work, or arrive at about the time I finish my report, on site [usually more efficient]. Often, as I review the report with my clients I tour the property to point out my specific findings.

Finally, a home inspection is a service that I provide to you, my client. We will enter into a written agreement so that I can provide that service. My report is prepared exclusively for your use. Because no third party would have the benefit of my review and conversations with you, my contract specifically excludes third parties.
